The service

RoomPlan.tools is a free drawing tool provided as-is. There is no account, no subscription, and no guarantee that the site will remain available or that any particular feature will keep working.

Accuracy of plans and estimates

This is the important one. Plans, areas, and any quantity estimates on this site are only as accurate as the measurements you enter, and are provided for planning and budgeting. They are not a substitute for measuring the room yourself, for a professional survey, or for your supplier’s own calculations.

Nothing here is architectural, structural, building-regulations, or professional advice. Do not order materials, commission work, or make structural decisions on the basis of a plan drawn here without checking the figures independently. We are not liable for over-ordering, under-ordering, or work carried out on the basis of these estimates.

Your plans

The plans you draw are yours. They are stored in your browser, so you are responsible for keeping them — export a PNG if you need a copy. We cannot recover a plan you have lost, because we never had it.

Acceptable use

Do not attempt to disrupt the site, break its security, or use automated means to overload it. Otherwise, use it for whatever you like, personal or commercial.

Liability

To the fullest extent permitted by law, RoomPlan.tools is provided without warranties of any kind and we accept no liability for loss arising from its use. Nothing in these terms limits liability where the law does not allow it to be limited.

Governing law

These terms are governed by the law of England and Wales.
